Why Do Listings Expire
After many years of experience in
the real estate industry, below is a short list of items that we've seen
as primary causes for a listing to expire.
1. It is a slower real estate market. The news has promoted this fact
heavily and buyers have more choices by knowing that something new will
come on the market tomorrow. Where
in years past we would have bidding wars on listings we now hear buyers
"waiting it out" for the next deal to show up.
2. Real Estate Agents are not necessarily photographers. All too often
do we see listings on the MLS with horrible, and we do mean horrible
pictures of a home. OR worse yet there is only 1 photo even
available to view.
3. The house was hard to view because the owner did not provide lockbox
access or made it very difficult to show. This also happens sometimes
with renters who don’t want to move or a divorced half of a couple that
does not want to sell the house but has to by court order. The
bottom line is when you have your home on the market you need to be
wanting to sell it which means...SHOW IT! Show it all of the time
and always be ready for a showing. Never make it difficult to show -
there are too many homes on the market for buyers to see and they will
pass yours right up if they can't view it easily and in the timeline
that they want to see it.
Here is the bottom line - if you want to sell your home our proven plan
of action can do it. However, you have to be ready to truly sell it.
Offer the right Buyers Agent commission, make sure the listing
information is complete and accurate, ALWAYS be ready to show your home
and for goodness sakes make it easy for the buyers to see it. We will do
absolutely everything we can to get your home SOLD and for the best
price; but ultimately it will be up to you to make sure it is showing in
a way that makes those buyers really want it. In most cases when we see
a home listing expire there is something wrong..either the agent that
originally listed the property didn't get it the right marketing exposure, or the owner
simply wasn't willing to do what it takes to get the home sold.
