Our Selling Strategy is extensive and a marketing
powerhouse! Below is a snapshot of what we do to get your home SOLD.
You'll notice that we leave out the
"fluff and puff" as we call it
(changing the way to say 1 thing 10 different times to make it seem like
more is being done...or listing "duh" items)...we
only include the primary functions that truly do work to get your home
SOLD!
Getting Your Home Listed
1. We come to your home to become familiar with your home
and if we can get an internet connection we will be list your home on
the MLS while we are there.
One of our skilled Listing Advocates will come to your home once you are
ready to list and have returned your Listing Package to us in order to familiarize themselves with your property and
to go over the listing strategy.
2. We assist you in setting the price and give you
straight forward advice on how to achieve your goals.
We will discuss with you your pricing options and give suggestions based
on your goals. Our goal is your goal - that is another great thing
about our business model...we are motivated by working to achieve your
goal rather than solely on working to achieve a "return on investment
strategy" by
merely working commission based.
3. During our visit to your home we will provide
suggestions and tips on what should be done to the property.
Our skilled Listing Advocates are trained to look at your home through a
buyers eye. We will provide you with suggestions and tips on what
should be done in order to get your home sold for as much as possible in
the quickest time frame.
4. Upon your request we can provide you with a
Competitive/Comparative Market Analysis (CMA) of your neighborhood.
When determining the price of your home it is always a good idea to see
what else has sold in your neighborhood and how it affects the value of
your home. We will be happy to email you a listing of homes that have
sold in your neighborhood/area in the past year as well as what
homes are currently on the market in your neighborhood.
5. Upon your request we will set you up with
automatic updates for your neighborhood/area
This will will automatically keep you up to date as to any real
estate changes in your neighborhood/area so that you can make
informed decisions regarding your listing. It will show
you Price Changes as they happen, New Listings as they come on
board, etc. This is an effective tool to keep you educated
as to your competition.
6. Seller's Property Disclosure tips on how to
complete.
We will provide you with a few tips on how to properly complete
this form that could potentially save you thousands later.
7. Visual inspection advice
Although we are not home inspectors, our Listing Advocates are
experienced enough with real estate transactions and getting
homes sold that they know much of what to look for in a home
that could become an issue at the time of a professional home
inspection. The Listing Advocate will make suggestions
when listing your home of the items they can see that could be a
concern so that you can be proactive and correct these items to
have your home show its absolute best.
Marketing Your Home
8. We list your home with an Exclusive Right to Sell
providing you the option to find a buyer and pay no agent buying
commission.
This is a very rare option to find in Listing Agreements. You are
already saving a tremendous amount of money if you have chosen the Flat
Fee program and this option could save you thousands more. We give
you the opportunity to hold your own Open Houses increasing exposure as
well as the possibility of finding your own buyer and saving the Buyers
Agent commission also. No matter which program you chose with us
this can mean huge savings!
9. Our office hours are nearly unlimited and try to have a
real estate agent on call at all times.
Our goal is to answer as many office calls as possible LIVE. As buyers
call about your listing we provide them your name and number to contact
to arrange a showing and/or answer questions. This provides you
the opportunity to possibly find a buyer and not have the Buyers Agent
Commission...saving you thousands more!
10. FMLS Listing entered at the time of your home visit.
We only list and specialize in homes that fall in the FMLS territory.
There are two Multiple Listing Services in the State of Georgia - MLS
and FMLS. FMLS is the service that covers Atlanta and surrounding
areas. MLS is a statewide service which does not apply to the FMLS
territory as it is not commonly used. We focus our attention to
FMLS as it is the primary (if not only) service in our territories as
well as provides the most functionality. We enter home
descriptions that inspire buyers to visit your homes and enter as many
pictures as possible (typically 25.)
11. Your home is listed on Realtor.com
This website is the primary site buyers utilize for their home search
when looking on their own.
12. Your home is syndicated on various websites such as
FrontDoor.com which is heavily promoted on such channels as HGTV, Food
Network, DIY network, etc.
This provides extreme exposure for our home sellers.
13. Your home is listed on most all other Brokerage
websites.
Again, huge exposure for our home sellers. As they are entered
into the local MLS system the listing is syndicated in participating
brokerage (most all) search engines. Nearly all brokerages
participate in this syndication and enjoy the benefits of allowing
buyers to see as much inventory as possible to increase their chances to
represent buyers in the purchase of any home...no matter who it is
listed by.
14. Your home will be promoted to various relocation
companies and departments who have constant contact with potential
buyers.
15. Eye catching yard sign with the option for you to buy
a sign rider with your name and phone number.
Our signs are colorful, yet simple. We give our sellers the option
to purchase a sign rider that also has their name and direct number
which can be placed at the top of the sign. Although we forward
buyers to our sellers to allow them the opportunity to sell the home
with no buyers agent commission, some sellers like to have their direct
contact information on the sign as well.
16. Your home will show as a listing on Tulia.com along
with listing information.
17. Your home will show as a listing on Zillow.com along
with listing information.
18. Client Web Suite for our Sellers to review Showing
Feedback automatically and unedited.
This is an extremely useful tool for our sellers to view candid and
unedited feedback from buyers agents as they bring their clients to
their homes. This allows our sellers to make educated decisions
when it comes to necessary improvements that need made or price
adjustments. No guessing what people are thinking...they see it
unedited. All feedback is emailed to you automatically by the
system for you to review.
19. Sellers can also have their home as a Rental or Lease
Purchase at the same time they are listed for sale.
This gives our sellers options. We are one of the few brokerages
in Atlanta that offer this type of freedom to market their home with
various strategies. Again, our goal is your goal.
20. Any changes to listing are completed at no charge.
21. Strategy advice throughout the listing process until
the home is SOLD!
As your home is on the market you might have questions or need advice
based on the feedback you receive from showings. We are always
here to answer your questions and help you make the best decisions to
get your home SOLD!
22. We will provide you tips on how best to speak with
buyers.
There is a psychology to selling and especially with selling real
estate. We will help coach you with how to present yourself and
your home to buyers in order to optimize you chances of selling at the
highest price and in the quickest time frame possible.
23. Directional Signs are available.
We have directional signs available for our home sellers to purchase
that can be placed at various points in the neighborhood to lead buyers
to your home.
24. Home Staging advice and tips.
Our Listing Advocate will provide tips when visiting your home on
staging. This is an invaluable tool as it is crucial your home
shows at it's best at all times. Keep in mind, retails stores pay
full time employee's to do nothing but planning the look and feel of
their stores and how their merchandise is presented. That is to
get people to buy as many T-Shirts as possible or whatever else they are
selling. Something as big as a home needs the same attention to
detail in how it is presented.
25. We market your home to all of our Buyer Database.
As our system is volume based we also work with a number of buyers who
are taking advantage of our Cash Buyer
Bonus Program.
Your home gets additional exposure as we concentrate on our own listings
first before looking outside of our network of listings for the perfect
home that fits our buyers needs.
26. Custom property website created.
With the Commission Based listing program we create a custom property
website that can be promoted on flyers, etc.

Sellers have the option to have a Yard Flyer Box at their home and we
will create the Flyer template for them.
28. Open Houses marketed on local MLS
Whether it is Agent hosted or the Seller is hosting it themselves we
will post it on the local MLS free of charge - as many times as they are
held.
